Workmen’s Circle is a century old, not-for-profit cultural and service organization. In order to better serve their aging membership and to provide a more modern and attractive facility, they intend to move from an urban to a suburban location. NK has completed the programming and schematic design phases in order to determine the optimal size (bed-count and room-count), unit size, common amenities, and all necessary support functions of the proposed new facility. The ideal building is 140,000 square feet and contains 160 private long term care rooms, 64 private rooms for dementia patients, an assisted living component, adult day care and all administration and support functions. This analysis allows Workmen’s Circle to demonstrate the need for the proposed facility to financial institutions and/or government agencies for the purpose of obtaining mortgage financing.
